Subdivision entitlement and development
In recent years Cannon Properties has devoted most of its efforts toward subdivision entitlement and development.
The company has developed subdivisions in the Central Virginia with communities in Charlottesville, Culpeper, Fauquier County, Spotsylvania County, the towns of Orange and Warrenton.
In Culpeper Cannon developed the mixed-use Southridge community that includes single and multifamily housing as well as an office park.
In Warrenton Cannon developed The Ridges of Warrenton and Moorhead communities. Both of these communities as well as Salem Run in Spotsylvania County have been completed and sold out.
Currently, Cannon is selling residential lots/land in Charlottesville (Kenridge) and Orange, Va. (Round Hill) as well as selling a light industrial subdivision in Culpeper known as Cannon Crossing.
Many of Cannon Properties subdivisions have been developed specifically for Ryan Homes, a division of NVR, Inc.
In addition to constructing subdivisions for Ryan the company has acted in representing Ryan as a buyer’s agent in the acquisition of subdivisions being developed by others.
Although the company does not actively engage in retail brokerage, it also has represented other buyers looking for specific land or investment property.
